IPG.Estate sold Birch House Business Center space within one quarter

Brokers of IPG.Estate Office Real Estate Department leased Birch House Business Center space (in Primorsky district) within one quarter. Within this period, the current tenants were rotated; besides brokers of IPG.Estate Office Real Estate Department closed two new deals. At the moment, the business center is 100% filled in. IPG.Estate represented interests of one of the facility's owners – Real, LLC – as an exclusive consultant in marketing and leasing.

Birch House B+ class business centre is located in a promising location of Primorsky district at: 6 Beloostrovskaya Street. Chernaya Rechka and Lesnaya underground stations are at a walking distance. The facility is characterized by high-quality engineering equipment: supply and exhaust ventilation, chiller/fan coil air conditioning, heating with adjustable parameters, fire extinguishing and alarm system, LED lighting and automated building management system (BMS), KONE elevators, server rooms (on each floor). 24-hour security, video surveillance and fingerprint access control system are provided.

"The project has been implemented by our team within one quarter, – says Veronica Chekanova, the Head of IPG.Estate Commercial Real Estate Department. – Within this period of time, the business centre on Beloostrovskaya Street was renamed into Birch House; current tenants have been rotated; two new lease agreements have been signed: with IVTrade and COMP companies.

Pavel Arbonen, the General Director of Real, LLC notes that brokers have implemented the contract professionally: the business centre space was 100% filled in after just one quarter. At that, IPG.Estate's customers' demand exceeded the proposal for the particular project – some space was demanded by several tenants.

"At the moment, in the market of high-quality office real estate, the level of vacant space is only about 180,000 square metres, – says Ivan Pochinshchikov, the Managing Partner of IPG.Estate. – It is space that for various reasons does not meet the customers' requests: in floor space, location, price/quality rate, etc. Thus, it is extremely difficult to find premises that coincide as much as possible with the tenants' requirements. Therefore, within the structure of our company, we began to actively develop the service of exclusive marketing and leasing consulting with regards to high-quality commercial facilities, which gives us an opportunity to satisfy our customers' demand, as well as to guarantee the filling of the facility to the owner exactly within the contract terms."
