The opening of the Case service office from the consulting company IPG.Estate took place on August 18.
The design project was created by the architects of the company RenaissanceDevelopment, who also performed the author's supervision. IPG.Estate was engaged in construction and configuration, and will also be engaged in the management of the service office. Yulia Dernova has been appointed as the Case Manager.
For the management of workplaces and meeting rooms, the IT department of IPG.Estate has developed a special application – Hotdesk.ru.
"The Case service office is filled by 30% - 60 on the opening day. The tenants are international companies. Negotiations are underway with a number of large IT companies for the remaining areas. We are not planning to rent out coworking areas (34 workplaces) for a long-term lease yet – they are reserved for short-term rentals – " says Veronika Chakanova, executive director of Case. – When developing the concept, we relied on our experience as a consulting company: understanding the needs of clients of the office real estate market, we tried to take into account all the features and options that have become important for modern workspaces in our project."
Veronika marks that first of all, we managed to implement many different formats of workplaces on a fairly small area, which will allow us to meet the needs of a wide range of potential residents. We also equipped the new service office with the most modern engineering and technical equipment: for example, we introduced an access control and management system, video surveillance cameras, double glazing and sliding partitions, and also provided two types of Internet connection-not only via wi-fi, but also via a local network, a separate advantage is our own booking system Hotdesk.ru.
"Now our main goal is to achieve rapid occupancy of the new service office," says Yulia Dernova, Case project Manager. – In the future, we want to scale the project – to create a network of flexible workspaces under the Case brand."
The Case Service office in the Renaissance Hall Business Center is the flagship project of IPG.Estate. At the moment, negotiations are underway with a number of owners – it is planned to develop Case in a network format. We consider objects not only in the central, but also in the residential areas of St. Petersburg. The minimum project area is from 600 sq. m."
"As consultants, we see a huge demand for ready - made office spaces from customers," says Ivan Pochinshchikov, managing partner of IPG.Estate. – And this demand has increased during the coronavirus pandemic – customers demand flexibility from owners in everything – in terms of rent, in the possibilities of reducing or increasing office space."

We plan to develop a network of service offices under the Case brand.
And we can also meet the demand of customers for flexible workplaces inside the offices of companies – organize a system of workplaces adapted to a hybrid format of work, implement a system for managing and booking space and manage the offices of companies, completely closing the service and administrative services of offices.
For reference: According to the results of the first half of 2021, the volume of flexible office spaces in St. Petersburg amounted to 61,920 sq. m. In total, 14 objects with a total area of 22,012 sq. m. are planned to open in 2021. If the opening plan is implemented, then by the end of 2021, the volume of the flexible office space segment in St. Petersburg will be 74,700 sq. m.
