IPG.Estate: The retailer of goods for office and business rented more than 450 sq. m in the Renaissance House business center in the Central district

The federal retailer of office and business goods rented an attic room with an area of 451.8 sq. m in the Renaissance House Business Center at 2nd Sovetskaya Street, 17. IPG.Estate consulting company acted as a broker of the transaction.

The Renaissance House Business Center is two B+ class office buildings in the historical center of St. Petersburg from the Renaissance Development company. Respectable appearance, modern engineering systems and a private courtyard in the heart of the city are the main advantages of the property.

The rented area is a separate office block with an open-space layout and ready-made repair, which complies with the tenant's request.

The requirements also related to the location and terms of the contract – it was necessary to find an office in a central location and in close proximity to the subway with the possibility of closing a long-term lease agreement.

As a result, the company received an attic room with an open plan, two bathrooms, a server area and devoted rooms for a kitchen and a meeting room.

"Today, the office real estate market in St. Petersburg is characterized by a fairly low vacancy rate. But, despite the lack of space, we were able to find an office for the client in a relatively short time, because we already had experience of cooperation with the client and understood the request. The transaction implementation period was 2 months from the moment of search to the moment of signing the contract, - says Veronika Chakanova, head of IPG.Estate office real estate department. - The room was found immediately – it was an unfilled block with a ready repair. About a month and a half took the approval of commercial conditions, and as a result, the client received a room that fully meets the specified parameters."
