The "Vkuster" grocery chain occupied more than 500 sq. m in the "Legend of Heroes" residential complex in the Krasnoselsky district

The St. Petersburg grocery chain "Vkuster" rented a commercial space with a total area of 505 sq. m in the first stage of the residential complex "Legend of Heroes". Consulting company IPG.Estate acted as a broker of the transaction.

In addition to the requirements for the location, the network retailer also imposes requirements for technical characteristics: the presence of an entrance from the facade of the building, storefronts on both sides, as well as a separate entrance with a roll-shutter for loading and unloading operations.

The "Vkuster" network leased the only large-format commercial premises in the first stage of the residential complex. The ceiling height is 5.3 m, the area of the rented premises is 505 sq. m. The implementation of the transaction took about six months. The technical characteristics of the object fully meet the initial request.

"We have done a lot of work. There is extremely high competition in the grocery retail market, and the main task was to convince the owner of the reliability of the tenant. The search for the object took minimal time. The main work fell on the approval of the lease agreement, which would ensure a balance of interests of the parties, - says Alexey Lazutin, head of the investment sales and corporate services department at IPG.Estate. – In the first stage of the residential complex, there is no longer a room suitable for a grocery store, which gives "Vkuster" a monopoly position in the location. Thanks to its convenient location, the network will be able to cover not only the Legend of Heroes residential complex and the neighboring "Zhemchuzhny Bereg" residential complex, but also the entire "Baltiyskaya Zhemchuzhina microdistrict".
