Samsung brand store will open on Vasilievsky Island
NBCom Group has leased a 130 sq.m commercial space in the Gustaf Business Center. And in September, a Samsung branded store opened on the Middle Avenue of Vasilievsky Island. The broker of the transaction was consulting company IPG.Estate.
Gustaf Business Center is a seven-storey Class A building located on the Middle Avenue of Vasilievsky Island, 38, building 1K. The object is located three minutes from the Vasileostrovskaya metro station. The total area is 4,849 sq.m.
NBCom Group is a group of companies that includes iPort branded store chains - Apple Premium Reseller, Samsung, Sony Centre, NB computers, iPort and Samsung authorized service centers. At the beginning of 2021, the company launched its own unique project - the Resonance Space business space, on the site of which the best, interesting complex technical solutions from all significant global companies for the arrangement of the office environment in the premises are collected.
NBCom Group is constantly in search of new promising, interesting locations for the development of projects. In particular, for the opening of another Samsung branded store, the company considered Vasilievsky Island and objects in a business area with high busy pedestrian traffic.
Special requirements were also imposed on the technical characteristics of the object: free layout, showcase windows, location on the ground floor, the presence of an entrance on the first line.
"It is difficult to work with such well–known brands and their non-trivial requests, but it is interesting," says Alexey Lazutin, Head of IPG's Investment Sales and Corporate Services Department. - Well-known brands request prestigious locations and high-quality premises. But, given the level of development of street retail and trade in St. Petersburg, it is obvious that interesting liquid premises are either already occupied, or a waiting list has been formed for them. In such transactions, the role of the consultant is important – whether he can reasonably negotiate with the owner in favor of his client."
Alexey noted that the search for a suitable room for the request took about two months, it took four months to agree on contractual terms and close the transaction.
